This is Studio RAD
Studio RAD Architecture Inc. is an architectural practice based in Vancouver and led by architect Homayoun S. Rad.
Before founding the studio, Homayoun worked in several cities including London (UK), Toronto, Edmonton, and Vancouver, contributing to a wide range of projects from residential and mixed-use developments to commercial and institutional buildings. These experiences across different cities and building cultures have shaped a practical and context-driven approach to design.
Studio RAD works on housing, mixed-use developments, and urban projects across Western Canada, guiding projects from early feasibility and rezoning through design development, construction documentation, and construction administration.
The work is driven by a simple belief: architecture should do more than provide shelter. A building should respond to its surroundings, perform efficiently, and contribute positively to the life of the city.
As a small and focused practice, Studio RAD works closely with clients, consultants, and municipalities to develop thoughtful and well-crafted projects.
Our Services
Feasibility Studies & Site Analysis
Early-stage evaluation of development potential, including zoning review, site planning concepts, density analysis, and massing studies. These studies help clients understand what can realistically be built on a site before committing to the full development process.
Rezoning & Development Permit Applications
Preparation and coordination of rezoning and development permit submissions including architectural drawings, massing studies, urban design response, and presentations to municipal authorities.
The studio has extensive experience navigating municipal approvals and coordinating with planning departments across multiple jurisdictions.
Architectural Design
Conceptual design and architectural development for a wide range of project types including:
- Mixed-use developments
- Multi-family residential buildings
- Townhouse communities
- Commercial and office buildings
- Industrial and warehouse facilities
- Institutional and public projects
Projects are developed with a strong emphasis on functionality, constructability, and contextual response.
Construction Documentation
Preparation of detailed construction drawings and technical documentation required for building permit and tendering. This includes coordination with structural, mechanical, civil, and other consultants to produce clear and buildable construction packages.
Building Permit & Regulatory Approvals
Preparation and coordination of building permit submissions, code compliance reviews, and responses to municipal comments.
The studio brings strong knowledge of the BC Building Code, zoning bylaws, and development approval processes.
Construction Administration
Support during construction including site reviews, responding to RFIs, reviewing shop drawings, and working closely with contractors to ensure the project is built according to the design intent.
